For now we have the following schedule that has been announced.
11/2017: Thor Ragnarok 02/2018: Black Panther 05/2018: Avengers Infinity War 07/2018: The Ant-man and The Wasp 03/2019: Captain Marvel 05/2019: Avengers 4 (full title to be revealed) 07/2019: Spider-man Homecoming 2 (full title to be revealed)
Guardians 3 has been confirmed and will probably come out in 05/2020.
I expect Ant-man 3, Doctor Strange 2, Black Panther 2, Captain Marvel 2, Spider-man Homecoming 3 and Avengers 5 will be confirmed after Infinity War. What else could there be?
Also phase 1 had generally 1 movie per year, phase 2 had 2 movies per year and now after 2016 phase 3 has three movies a year. Will phase 4 go for 4 eventually? Looks like they kind of have to because their sequal schedule is already quite full.
Im no comicbook reader so I am wondering what other future franchises will Marvel bring to the MCU. Also if FF would return to Marvel can they still be introduced.
So many questions about the future of the MCU. So little answers.
Help me out here. What is realistic?

All those you listed are certainly possible, but I will say I don't know if I'd count on an Ant Man 3. I know everybody thinks 3 movies is mandatory, but if they feel others are bigger sellers or that it's more important to use the time introducing somebody new. Of course it's very possible though, I'm just not sure if it's likely or not.
That being said you have to consider new characters too. Nova, maybe Namor, Spiderwoman, perhaps a Daredevil movie. It's a little hard to say, but surely there will be some new blood coming in as well.

Think cosmic. The world of the MCU is now a whole universe. If they get the rights to Fantastic Four, it'd open up even more possibilities.

Cap has some natural successors, perhaps they would do Miles, but I really doubt they'll do a different Iron Man or a new Thor. It makes the world feel smaller if you just recycle characters instead of bringing in new ones, and it starts to feel forced if you do that with multiple characters, as if the audience is automatically supposed to care about Iron Man and not Tony, etc.

If they want to have someone else wear the Ironman suit, it might be for the best to convince Robert Downey, jr to stay on-board as Tony with the character serving as a replacement for Nick Fury as Mission Control. And I wouldn't just bring in Riri, either. Better keep Rhody around, too. I would rather they just focus on Valkyrie if Hemsworth is bowing out. Holland isn't going anywhere for a while. I pity whoever has to fill Evans's shoes.

Fantastic Four isn't returning to Marvel so no MCU can't use Fantastic Four, Doctor Doom, Silver Surfer, Galactus.
