It might have been really bad. Avi Arad is not really that good. But I don't think it would have been leathery like the X-men movies. If the Raimi trilogy is any indication, it probably would have been closer to how the MCU is now. But, at the same time, it might be closer to the Raimi movies in corniness.
The funny part about this is that Sony is scrounging for every Spider-man character to make a cinematic universe.

They’re also trying to bank off the MCU by suggesting that their movies are connected to it.

It was most likely a marketing tool like green lighting Fant4stic 2 when the movie was premiering. I mean you gotta go see the current movie to know what's going on in the next one.
